When it comes to condominiums on Miami Beach, stepping outside the box and perhaps considering a building that is not new to the area and is in fact more than 30 years old might seem risky. However, the 301 Ocean Drive Condominium in this case is the exception.
Built in 1967 with 45 units, the building is located on the ocean on Third Street and Collins Avenue north of Ocean Beach Park. It’s a little set off to the side which is a nice change from the hustle and bustle of the heart of South Beach.

Veteran Miami Beach realtor Esther Percal describes the changes to the building over the years:
“The original units in this building were all 640-square-foot one bedrooms. Over the years however, buyers have combined units and so it is now a mix of one bedroom plus some additional space.”
Considered a very low key, cool Florida style building with minimum amenities, it’s definitely something grand given there are celebrity residents. It’s great for them because of the prime location and “under the radar” status.
Even so, there are some good amenities like stainless steel top-of-the-line appliances, a light and sound-controlled AV system and built-in shelving.
With an oceanfront view and South Beach beckoning just a few steps away, this is the perfect spot to have it all. China Grill and Prime 112 restaurants are both nearby; Nikki Beach and a multitude of other clubs are also just minutes away.
To learn about available in this building or for more information on Miami neighborhoods and luxury living enter your information into the box on the right and one of CondoDomain’s rock star agents will contact you.

Whether you are shopping for yourself, your home, or a gift, you can’t go wrong making a stop at Lincoln Road’s newest store, Koto.
This unique luxury gift shop is well-stocked with one-of-a-kind wonders and special limited edition pieces curated from all over the world – in fact, the inventory changes on a weekly basis! This is not the first for the company, they have 3 other locations – all of them in Aspen. You can find everything from a super extensive collection of Carrera shades of all fun variations to intricate belts made of plastic of all materials!
The unusual offerings range from the super functional to the completely unnecessary – but surely fabulous – think: a katana umbrella, a diamond ring coffee cup, golf balls made of gold!
Koto
811 Lincoln Road Miami Beach, FL 33139

Most locals and many tourists are familiar with the stylish Mondrian hotel in South Beach – but did you know that you can live there as well? It’s time to take a look at the Mondrian residences.
The Mondrian hotel is part of the Morgans Hotel Group (founded by legendary hotelier, Ian Schrager). They bring exquisite service, style, and amenities to London, Boston, New York, San Francisco, and L.A. Mondrian is one of the three Morgans Hotel Group properties in Miami Beach (the others are The Shore Club and Delano).
Mondrian South Beach features the best unobstructed view of the Bay with its sexy, expansive terrace complete with a lovely alfresco dining space (for its acclaimed Asian fusion resto, Asia de Cuba), swimming pool, bar, cabanas, and boat slips. Too warm out? Lounge inside the lobby at the expansive bar that specializes in Brazilian cachaca-infused cocktails or get pampered in the Agua spa. Want to stay in? You may order up a massage to your room just like any hotel guest.

Impress your visitors ~ let them know that the world-famous Wilhelmina modeling agency’s Miami Beach headquarters is in your building! Then why not take them to the unique fantasy vending machine where they can buy anything from a toothbrush to jewelry to a new ride!
The fun and amenities are seemingly endless ~ I will leave the rest to pleasantly surprise you on your tour! Call 877-852-6636 for a look or more information on a Mondrian condominium!

If you have passed Key Biscayne’s legendary Rusty Pelican and have missed the over-flowing parking areas, have no fear. The local culinary institution most famous for its extraordinary Sunday brunch is simply closed for remodeling until November 2011. Although, I shouldn’t use the word simple in the same sentence as The Rusty Pelican – the remodeling they are undergoing is to the tune of a serious $6 million.
I had the pleasure of attending the grand closing affair at the restaurant earlier this month- a special Monday evening buffet in honor of Independence Day.

General Manager and Rusty backbone, Peter Knezevic, organized the dedicated staff to present an evening to remind restaurant-goers what great service, great food, and great history is all about (our server let us know she has been with the restaurant for a staggering 25 years). Seafood and other Rusty specialties filled each room and the alfresco dining spaces – everything from mussels and clams to pulled pork and steak.
In the spirit of The Fourth of July, the restaurant set up a special station on the upstairs balcony for a selection of more typical holiday fare – think: hot dogs, hamburgers, ribs. The dessert station took up an entire corner of a room and featured a chocolate fountain as a highlight with delectable treats like marshmallows and ladyfingers for dipping.

After hours of dining, drinking, and dancing to live cover bands, the festivities went to a more serious beat with a moving tribute and send-off to The Rusty Pelican by The City of Miami Mayor Tomas Regalado, who regaled the crowd with most touching stories about the famous restaurant and Miami over the years. Immediately after, the crowd was instructed to get on to the terrace or grab a close window seat to witness awe-inspiring views of fireworks from The City of Miami Beach, The City of Miami, and The Village of Key Biscayne.

There’s an empty plot in the heart of the Brickell area at 1421 S. Miami Avenue where Capital at Brickell will rise. The latest to join the ever-expanding Miami skyline, it will feature towers rising to 57 and 58 floors and boast a combined, and mammoth, 888 residences.
Designed by the Coral Gables-based Fullerton-Diaz Architects, who also designed Murano and Murano Grande in Miami Beach, the concept for the Brickell area building, according to the design firm’s website is that “Capital at Brickell is a building that captures the essence of urban living and pays tribute to the historically significant icons The Chrysler and The Empire State Building, from which it was inspired.”
It may seem crazy to focus on the parking first when talking about this project, but in Downtown Miami (especially in the Brickell area) parking is at a premium and a major incentive. The Capital at Brickell offers one parking space assigned per residence. However, those with a 3-bedroom or Penthouse unit get two spaces.
Amenities include a 14th floor pool, fitness center, tiki bar, racquetball courts and approximately 50,000 square-feet of street level retail space. Within the units the expected — stainless steel kitchen appliances, high-efficiency washer/dryer, marble floors, jaccuzi tub and imported Italian cabinetry.

The surrounding area is made for strolling and walking, with restaurants, nightlife, grocery stores and more just minutes away. Directly across the street and just a block away are the casual Pieduck’s Pizza, restaurant/sports pub Brickell Irish Pub, and restaurant/nightspots Novecento and Segafredo. There’s no shortage of supermarkets as there are two within walking distance and another just a short drive away. Mary Brickell Village is about three blocks away.
There are pre-construction prices available now. Call us at 877-852-6636 for more information.

During the last five years, the neighboring neighborhoods (say that fast three times) of Wynwood and the Design District have boomed into areas where artists, designers and musicians want to be. This creative resurgence has led to a residential explosion in the areas.
Midtown Miami in the heart of the District started it all with buildings that boast residential, retail, restaurants and nightlife. There’s 2 Midtown Miami, 4 Midtown Miami and Blue Condominium. The 2 and 4 have a midrise buildings each with 62 units and also each has a Tower with 256 and 327 units respectively. These are located between 29 and 36 Streets along Midtown Boulevard. Blue Condominium is at 601 NE 36 Street and has 345 units.

So we’ve determined that there’s no shortage of places to live in the area but what about things to do? For starters, there are restaurants at the bottom floor of some of these buildings and one of the best is The Cheese Course at 3451 NE First Ave. Within the heart of Midtown are the stars Mercadito, Sugarcane and 100 Montaditos and just a tad north is Fratelli Lyon and Michael’s Genuine Food & Drink.
And the shopping, oh the shopping. Fashion designer Christian Louboutin moved in a few months ago and Louis Vuitton is set to arrive in the near future. Being such a design and fashion-conscious area, there’s no shortage of stores like these and alongside them are some unique finds like Las Tias in Wynwood.

Run by veteran Miami Beach luxury real estate maven Esther Percal, Las Tias was created as a way to bring antiques and fine furnishings from those luxurious homes that would have been discarded or donated elsewhere to the public.
Billing themselves as an upscale resale and consignment shop Las Tias’ merchandise includes well known items like Baccarat and Lalique crystals, Ligne Roset furniture and Lucite furniture and serveware. The idea here is to inspire customers to create their own style.

A marriage of luxury, nature, and a Jetson-ian future exists right on Miami’s Biscayne Boulevard and it’s called Ten Museum Park.
A suitable 10-15 minute ride from Brickell, South Beach, and Miami International Airport lies the jewel of a new property, Ten Museum Park. This lavish gem is the architectural brainchild of young Miami-based architect, Chad Oppenheim. To give you an idea of the heavy hits his firm has brought into fruition, I’ll just let you know that they’re behind the upcoming Delano Mondrian in Vegas and the Mandarin Oriental Treetop Villas in Turks & Caicos. Developed by Gregg Covin (The Hotel St. Augustine, Angler’s Boutique Resort) and nightlife guru, Michael Capponi, Ten Museum Park promises a lavish leisure setting boasting impeccable service at every turn.

Expect to be able to indulge in innovative technology, wellness, and outstanding resident perks. One such perk is the ability to get into any VIP hot spot around the world thanks to Co-Developer and Director of Resident Services, Michael Capponi.
The property will feature fine dining, fine nightlife (bar and lounge inspired by Capponi), a rooftop sky garden, a fitness center, and an outpost of the famous Swiss Clinique La Prairie Spa. Envision 2 lap pools, 4 specialized plunge pools, a sunset infinity pool, a sunrise infinity pool, and rainforest showers. Indulge in traditional wellness areas like the sauna or go ahead and revitalize yourself with a session in the meditation room or partake in aromatherapy or chromotherapy (colored light therapy treatment). It’s amenity heaven!

The futuristic paradise of Ten Museum Park offers 1, 2, and 3 bedroom lofts as well as penthouses and the special Tower Suite (enjoy additional private rooftop vitality pools with every penthouse and the Tower Suite). The lovely lifestyle this city oasis brings could be yours for as low as $300,000 going up to over $4 million. Would you like to have it all?
